Fundamentals of Home Inspection Course
Course Description
CIT’s Washington State Fundamentals of Home Inspection Course is currently being taught over 4 seperate 4 day weekends.
Each day 10 hours are spent in the classroom and/or field which provides the total 160 hours required by the state of Washington.
CIT’s Washington State Fundamentals of Home Inspection Course is an intensive multi-part course. Twentyone
topic areas related to home inspection are covered including: WA Laws and Rules, Business Practices,
Legal Issues, Communication, Structural Components, Exteriors, Roofing, Plumbing, Electrical Systems,
Heating Systems, Cooling Systems, Interiors, Insulation & Ventilation, Fire Places, Stoves & Chimneys, Site,
Garages & Carports, WDO & Conducive Conditions, Alternate Construction Methods, Environmental
Conditions, Building Codes, and Product Safety. This WA state course is built from CIT’s Home Study and
Hands on Courses that have been successfully training new home inspectors in WA and throughout the United
States since 1995.
Part One of the course, “Basic Knowledge of Home Inspection”, is designed to give the student knowledge of
the majority of the 21 topic areas. During this portion of the course the student will learn through lecture,
discussion, and reading.
Part Two of the course, “Intermediate Knowledge and Skills of Home Inspection”, is designed to give the
student additional knowledge of the 21 topic areas. During this portion of the course the student will learn
through lecture, discussion, and reading.
Part Three of the course, “Comprehension and Application of Home Inspection”, is designed to give the student
the ability to grasp the meaning of the material in the 21 topic areas. During this portion of the course the
student will learn through lecture, discussion, and reading.
Part Four of the course, “Field Study and Practice”, is designed to show the student methods and techniques of
performing inspections and also giving students the opportunity to apply the material learned in the 21 topic
areas. During this portion of the course students will watch instructors perform inspections while discussing the
instructor’s and students’ observations and techniques being used. Students will also role play as inspectors to
practice applying their knowledge and comprehension of the 21 area topics.
The course materials include a training manual; two reference manuals covering all the technical areas of all the
major components of homes and a set of 4 DVD’s containing 10 sections on home inspections. The DVD set
covers the primary components of the home including the electrical system, the roofing system, the heating and
air conditioning systems, the plumbing system, the structural system (interior and exterior), the tools required
for home inspection, marketing ideas that work, the actual home inspection procedures and much more. The
course includes a 15-page checklist report, a sample Inspection Contract that has been time tested by the
American Institute of Inspectors (A.I.I.), marketing brochures and several other forms used to make a
business prosper.
At the end of the course, students will have the necessary knowledge indicative of the home inspection industry
standards, as well as recognize residential construction materials and techniques of construction. Students will
also have a working knowledge of inspection equipment, its use, and its application. They are also capable of
identifying and prioritizing the most common defects found in residential construction and inspecting a
residence pursuant to general industry standards.
